BRAND NEW & NEWER HOMES NEED A HOME INSPECTION TOO

If you’re buying a Brand New home, you still need a professional to inspect this home. Problems have been found in many brand new home that we have inspected – because we know where to look for problems and short cuts.

With over 32 years engineering experience and over 21 years in the home inspection industry – Yes Full Time, we have the expertise and knowledge needed to uncover Deficiencies that would not have otherwise been known to you.

Even if the home is a few years old, don’t believe that the home is A-OK, the prior owner may not have had a professional inspect their Brand New home at the time, but problems from the original construction can still exists.

With these advantages you’re more in control. On a home that is a few years old, the Deficiencies become the seller’s issue – NOT YOURS. There may be a home warranty still available to correct the problems, but still let the seller address the issues.

With a Brand New Home, Deficiencies should be addressed prior to closing to ensure the builder is addressing the problems. Once you close if problems are found, the builder may get around to it at there convience, not yours.

You should never accept a home with uncovered Deficiencies without corrective actions or compensation to correct the repairs, from whom ever, the seller, warranty company or builder.

Here are a few examples of problems found through our expertise on Brand New Homes:
Roof supports cut out for attic stairs opening installation.
Cut floor joists and cut basement stairs headers to allow plumbing pipes to fit.
Box beams structural sections damaged to allow HVAC ducts to fit into the wall.
Outlets that have no power.
Improperly installed windows that wont open or don’t stay up.
Dryer vents that terminate inside walls.
Plumbing vents terminating in the attics allow methane gas to enter into the attic.


On newer PRE LIVED in homes some things found:
One owner installed the attic stairs himself without proper knowledge of adding supports.
By cutting the truss supports, all three bedroom doorways were off set, uneven where none of the doors closed at all, all doors were found propped open with stoppers – they all closed themselves.
Another owner had gutters that fell off the home, never replaced or repaired them and closed all Crawl space vents. The entered Crawl space was saturated, sweating and dripping, full of fungus, mildew and mold.
Yet another owner had a pool added to the back yard, during the soil tamping the foundation was cracked and concealed with storage items.
Lastly is the owner who drove his car into the garage wall, through to the dining room and cracked the structural walls. YES he attempted to conceal the damage with wall hangings and a clothes rack in the garage.

All the above homes were 2-5 years old. None of these Deficiencies are going to be covered by the home owners warranty – therefore they become the sellers issues to resolve.
