Knowing the importance of ( A Quality ) Home Inspection

When you have a Home Inspection performed by a reputable company (such as Jersey Shore Home Inspection, Inc. ) the services provided are valuable to uncover Deficiencies you would not have known about otherwise.

Typically when buying a home, you’re only spending 15-20 minutes looking around before putting in your offer. That’s why your contract has a special provision to allow you to have a Home Inspection within a specific period of time.
( Be sure you know this time frame – ask your attorney. )

Let me give you a new example of surprises and serious problems noted during Our Inspections.

During this inspection we noted an unusual situation concerning a converted partial garage into an interior room. Since home inspections are not code inspections, we were not concerned with these issues -- but glaring dangers stood out clearly ( of course because we experienced to find these these dangers )
First in the crawl space gas lines and electric wires were installed improperly and dangerously leading to this room. This directed us to check all the aspect of this room more carefully.
Upon entering the interior room, NO windows that opened were installed for proper fire egress. The only door here lead to the garage which had the furnace and water heater ( good sources of fire hazards ).
To top all the above found the loose gas lines lead to a gas fireplace installed inside this room near the exit door.
We do not know whether permits or codes were used to complete this room, but all obvious signs point to dangers.
The point here is don’t be fooled by the appearance of the home, attend the Inspection and be sure to follow the inspector 100% of the time & ask questions.

WINTER REPAIR AND MAINTENANCE


Winter Repair and Maintenance Guide

1. Paint interior areas that need it.
2. Get tools in shape for the coming spring and summer.
3. Check lamp cords, plugs, and sockets for defects.
4. Double-check outlets for proper grounding.
5. Test and operate sump pump.
6. Double-check to make sure all exterior faucets have been drained.
7. Make sure that you have sufficient insulation in the attic.
8. Add insulation where needed.
9. Check windows for drafts and repair as needed.
10. Check tub and shower caulking and grout and reseal if required.
11. Vacuum refrigerator coils.
12. Monitor heating plant weekly during the heating season.
13. Make house tight to keep out uninvited guests (mice).
14. Keep sidewalks and walkways free of snow and ice.
15. Double-check pipes and drains in exposed areas for possible freezeing 16. Use sand instead of corrosive rock salt for slippery areas.

BRAND NEW & NEWER HOMES NEED A HOME INSPECTION TOO

If you’re buying a Brand New home, you still need a professional to inspect this home. Problems have been found in many brand new home that we have inspected – because we know where to look for problems and short cuts.

With over 32 years engineering experience and over 21 years in the home inspection industry – Yes Full Time, we have the expertise and knowledge needed to uncover Deficiencies that would not have otherwise been known to you.

Even if the home is a few years old, don’t believe that the home is A-OK, the prior owner may not have had a professional inspect their Brand New home at the time, but problems from the original construction can still exists.

With these advantages you’re more in control. On a home that is a few years old, the Deficiencies become the seller’s issue – NOT YOURS. There may be a home warranty still available to correct the problems, but still let the seller address the issues.

With a Brand New Home, Deficiencies should be addressed prior to closing to ensure the builder is addressing the problems. Once you close if problems are found, the builder may get around to it at there convience, not yours.

You should never accept a home with uncovered Deficiencies without corrective actions or compensation to correct the repairs, from whom ever, the seller, warranty company or builder.

Here are a few examples of problems found through our expertise on Brand New Homes:
Roof supports cut out for attic stairs opening installation.
Cut floor joists and cut basement stairs headers to allow plumbing pipes to fit.
Box beams structural sections damaged to allow HVAC ducts to fit into the wall.
Outlets that have no power.
Improperly installed windows that wont open or don’t stay up.
Dryer vents that terminate inside walls.
Plumbing vents terminating in the attics allow methane gas to enter into the attic.


On newer PRE LIVED in homes some things found:
One owner installed the attic stairs himself without proper knowledge of adding supports.
By cutting the truss supports, all three bedroom doorways were off set, uneven where none of the doors closed at all, all doors were found propped open with stoppers – they all closed themselves.
Another owner had gutters that fell off the home, never replaced or repaired them and closed all Crawl space vents. The entered Crawl space was saturated, sweating and dripping, full of fungus, mildew and mold.
Yet another owner had a pool added to the back yard, during the soil tamping the foundation was cracked and concealed with storage items.
Lastly is the owner who drove his car into the garage wall, through to the dining room and cracked the structural walls. YES he attempted to conceal the damage with wall hangings and a clothes rack in the garage.

All the above homes were 2-5 years old. None of these Deficiencies are going to be covered by the home owners warranty – therefore they become the sellers issues to resolve.

EXTERIOR UPKEEP TO PROTECT YOUR HOME

ROOFS & GUTTERS:
To prevent roof leaks, condensation, seepage and decay problems.1. Check for damaged, loose or missing shingles, blisters.
2. Check for leaking, misaligned or damaged gutters, downspouts (leaders), hangers
(straps), gutter guards and strainers.
3. Clean gutters, leaders, strainers, window wells, drains. Be sure downspouts direct
water away from foundation.
4. Cut back tree limbs growing on or over roof.
5. Check antenna supports for sturdiness and possible source of leakage.
6. Check flashings around roof stacks, vents, skylights, chimneys, as sources of leakage.
7. Check vents, louvers and chimneys for birds nests, squirrels, insects.
8. Check fascias and soffits for paint flaking, leakage and decay.


EXTERIOR WALLS:
To prevent paint failure, decay and moisture penetration problems.1. Check painted surface for paint flaking or paint failure.
2. Check siding, shingles and trim for damage, looseness, warping and decay.
3. Check exterior masonry walls for cracks, looseness, missing or broken mortar.
4. Cut back and trim shrubbery against sidewalls.


DOORS AND WINDOWS:To prevent air and weather penetration problems.1. Check caulking for decay around doors, windows, corner boards, joints.
Recaulk as needed.
2. Check glazing putty around windows.

Check weatherstripping.
